본 계획은 거대 물류시설과 상류시설로 점유된 과밀한 단지 환경 속에서, 기부채납 공공시설이 가질 수 있는 역할을 근본적으로 고민하는 데서 출발한다. 자칫 폐쇄적이고 단절적일 수 있는 구조 안에서 공공성은 형식적으로만 존재하거나 주변화되기 쉬운 조건에 놓여 있으며, 본 프로젝트는 이러한 상황 속에서 단지 내 미약하게나마 형성될 공공동선의 잠재력을 적극적으로 작동시키는 공간을 구상하며, 이를 통해 공공성이 실질적으로 작동하는 새로운 지상 조건을 제안하고자 하였다.
코너에 위치한 대상지는 삼거리, 공공녹지, 물류시설과 상류시설 사이의 공공보행가로가 모두 연결되는 지점으로, 서로 다른 도시의 흐름이 중첩될 수 있는 장소적 잠재력을 내포하고 있다. 본 계획은 건축을 하나의 독립된 객체로 설정하기보다, 보행과 활동, 프로그램이 자연스럽게 스며들고 연결되는 매개체로 설정하여 단지 내부와 도시 외부를 잇는 공공 거점으로 기능하도록 한다. 이를 통해 과밀한 단지 환경 속에서도 공공의 영역이 확장되고, 일상적인 도시의 흐름이 건축을 통해 수용·증폭되는 구조를 형성하고자 하였다.
상부에 계획된 창업지원센터는 개별 프로그램의 단순한 적층을 넘어, 업무·교류·학습·협력이 수직적으로 연속되는 공간 구조로 구성된다. 각 층은 기능적 위계를 가지되 단절되지 않으며, 스테이션과 공용 공간을 중심으로 서로를 매개함으로써 입주 기업 간의 소통과 네트워킹, 협업이 자연스럽게 발생하는 입체적 커뮤니티 환경을 형성한다. 이러한 수직적 구성은 창업 활동의 성장 과정과 변화를 공간적으로 담아내며, 본 프로젝트를 단순한 지원 시설이 아닌 ‘작동하는 공공 플랫폼’으로 확장한다.
The proposal begins with a fundamental inquiry into the role a publicly contributed facility can assume within a dense complex dominated by large-scale logistics and commercial programs. In such a potentially closed and fragmented environment, publicness risks remaining merely formal or peripheral. This project instead activates the latent public circulation within the site, proposing a new ground condition where publicness operates in a tangible and spatially effective manner.
Situated on a corner connecting a three-way intersection, public green space, and pedestrian routes between logistics and commercial facilities, the site embodies overlapping urban flows. Rather than an autonomous object, the building is conceived as a mediator that allows movement, activity, and program to permeate and connect. In doing so, it functions as a public node linking the complex to the broader city, extending the public realm within an otherwise over-densified context.
The Startup Support Center above is organized not as a simple stacking of programs, but as a vertically continuous structure integrating work, exchange, learning, and collaboration. Functional hierarchies are maintained without isolation, as shared stations and communal spaces foster interaction among tenant companies. This vertical continuity spatializes the process of entrepreneurial growth, positioning the project as an operative public platform rather than a conventional support facility.
